The Real Estate Services Act requires that a strata management company must have the trust accounts under its management audited by an independent Accountant within 120 days of the management company’s fiscal year end. Our fiscal year end at Baywest is April 30th and in mid August we received the report of our Auditor K.M. Reimer & Co. Ltd., Certified General Accountant.
The Auditor is required to report directly to the Real Estate Council of B.C. that we have maintained the books and accounts of our clients as required by the Real Estate Services Act, the Real Estate Services Regulations, and Real Estate Council Rules. She is further required to report if we have maintained in our client’s trust accounts sufficient funds to discharge our gross trust liability and if we have prepared monthly trust reconciliations for all month ends that occurred in the fiscal year.
All exceptions, regardless of size or magnitude, discovered in the trust account examination must be reported to the Real Estate Council and the Auditor is not permitted to make judgment calls with respect to any exceptions.
