Summary of Rental Standards:
Initial Lease Term: 12 Month Minimum
Renewal Lease Term: 12 Month Minimum
Security Deposit: Dependent upon property, must be paid by Cashier's Check or Money Order. Must be paid upon submitting application.
Application Fee: $50.00 per Applicant or Married Couple
Pet Guidelines: $300.00 Non-Refundable pet fee, damages are extra
Monthly Pet Rent: $10.00/month 1 pet, $15.00/month 2 pets
Breed Restrictions: American Bull Dog, Rottweiler, Pit Bulls, Shar Pei, German Shepard, Doberman Pincher or Miniature, Chow Chow, Wolf Breeds, Akita, Australian Shepard, Mastiff, Great Dane, Presa Canario, Malamutes, or Puma Cats. Two Pet Maximum. **Must provide proof of current vaccination**
Concessions:
Concessions may be offered on select unit types depending on the current market conditions.
Occupancy:
All applicants must be 18 years of age and occupancy may not exceed the following:
1 Bedroom - 2 People, 2 Bedrooms - 4 People, 3 Bedrooms - 6 People, 4 Bedrooms - 8 People
Income:
Applicant's income, less debt must be at least 3 times the monthly rental rate. Roommates must meet 50% of 3 times the rent.
Credit/Rental History:
Applicants must have a good credit rating, sufficient income, and a strong past rental history.
Delinquency Procedures:
No personal checks for delinquent payments or to redeem NSF checks. No checks accepted after second NSF is submitted. Legal Action procedures filed by 11th of each month. NSF fee $30.00 plus 10% late fee after the 5th of each month.
Payment Policy:
All rent is due on the 1st of the
month with a grace period to the 5th. Rent paid on the 6th of the
month or later is additionally charged with a late fee equaling 10% of
the monthly lease price.

An
emergency is any situation which causes an potentially immediate danger
to an individual or the property. The best examples are fire and
flooding, but any situation which has the ability to endanger life or
property is considered an emergency.
Who do you call?
As is the case with any serious
emergency, the proper authorities (911, fire department, police
department, etc) should be notified. However, in the case of a
