McNulty founded “The Management Company” in 1974. The organization has a notable and excellent reputation in community management throughout South New Jersey. It offers organizational assistance, recommends more effective and efficient ways of operating the communities, and offers a wide range of on-site services and personnel.

In 2001, she joined the corporate team and began dedicating her time to the operations of MAMCO while maintaining a portfolio of clients. In her role as CEO, she oversees all operations of MAMCO and continues to develop client service benefits. Her oversight has lead to many community and company accomplishments including the 2008 Top Performer for Employee Morale awarded by Associa. She has earned Certified Manager of Community Associations (CMCA) and Association Management Specialist (AMS) designations. Hastings is immediate Past-President of the PADELVAL Community Associations Institute (CAI) Board of Directors. She is a NJ CAI volunteer on the Trade Show committee. She also is a member of the SJ Chamber of Commerce. She attended Camden County College in Blackwood, N.J.

His oversight of large-scale exterior service contracts and his knowledge of construction continues to be a high priority request for MAMCO clients. Hastings also assists communities with important transition items such as the release of performance bonds, lake maintenance and property maintenance, and he remains an integral part of management and maintenance operations at MAMCO. He has earned the Certified Manager of Community Associations (CMCA) and Association Management Specialist (AMS) certifications. Hastings is currently serving as a Board Member on the PADELVAL Community Associations Institute (CAI). He attended Schenectady Community College, in Schenectady, N.Y.

His responsibilities include all aspects of community management including, budgets, administration/personnel, maintenance, audits, DCA compliance and resident/owner relations. In addition, Mr. McNulty is Regional Manager for the South Jersey area, where he helps formulate policies and procedures as well as rules and regulations for each association, oversees all financial aspects of the properties and assists off-site and on-site managers with their ongoing development.

Steward has dealt with apartment conversions of 2,500 units and been responsible for properties ranging in size from 128 units to 1,038 units. In her current position as VP of Operations, she oversees four portfolio managers responsible for 31 properties with more than 7,600 units.

As the On-Site Regional Manager overseeing seven on-site communities is paramount and allows her to apply her seasoned property management background and comprehensive knowledge of the industry to her own clients, as well as other managers within our company. She also works on-site at the Birchfield Community Services Association, managing all aspects of the community including the day to day operations, budgeting, finance, administration, maintenance and personnel. Ms. Clancy has achieved her CMCA® certification and served as President of the CAI - New Jersey Regional Counsel for two years and an active member of the PADELVAL CAI Membership Committee.

In 2010, Ms. Hartmann was inducted into Associa’s Ambassadors Circle in recognition of her outstanding leadership and dedication. She is an active member of Community Associations Institute (CAI) and has earned the designations of Certified Manager of Community Associations (CMCA) and Association Management Specialist (AMS).

  • Craig Koss

Learn more serving as a mentor to the branch CEO’s to help them achieve Associa’s core corporate objectives as well as uphold Associa corporate policies. Koss also educates each CEO in a variety of areas including how to improve company performance, business planning and innovation.

    Additionally, Koss serves as the SVP liaison to the corporate accounting department and is the business analyst for the SVP team, as well as participating on the Associa Education Committee. Koss previously served as the CEO of Kramer-Triad Management Group in Michigan and has worked in the community association management industry for nearly 30 years, including 17 years with Kramer-Triad. He was promoted to RVP in 2008.

    Koss holds both the AMS and PCAM designations from the Community Associations Institute (CAI) and previously served on the Education Committee and Managers Networking Committee for CAI. He was also an inaugural board member and served five years on CAI’s Association of Professional Community Managers (APCM). He was appointed to CAI’s board of Trustees and is a current member of the CAI Designation Ethics Committee. Koss received CAI’s Excellence Award in 2006.

    An inaugural member of the Associa Ambassadors Circle, Koss and his wife are the parents of two children. He enjoys boating, hunting, fishing, but has one true passion – Michigan Football.
