Bill has extensive experience in the supervision of large scale residential property management/leasing activities with a proven track record of high productivity. He has experience in the administration of employees and had developed operational procedures and policies while successfully managing multiple locations. Bill has a strong background in preparing and managing budgets in excess of $50 million and a steadfast focus on cost containment, development of inventory controls, labor saving options and strategic planning. Bill attended Southeast Missouri State College.

Working in the Real Estate Industry for 20 years, Matthew has over 12 years experience specifically in the association management industry and is a Certified Manager of Community Associations (CMCA). Matthew is a graduate of Indiana University.

    Matthew has managed several multi-million dollar capital improvement projects ranging from elevator modernizations, façade projects, roof replacement projects, and garage renovations.

    Being trained in all facets of operations, Stephanie has an in depth knowledge of Legum & Norman Mid-West, as she oversees payroll for our 85+ employees and staff in addition to serving as continued education coordinator.

  • Russ Fleagle, CMCA®, CPM

    Russ Fleagle brings nearly three decades of condominium and apartment management experience to Associa. He has managed over 4,000 units as either... Learn more an on-site property manager, regional manager or a portfolio supervisor. Four of the properties that Russ has managed have each totaled over 400 units. He has worked with all types of condominium and apartment structures, including new construction and converted assets. Russ has managed assets that have employed both union and non-union personnel, ranging from a single-person property to a staff of twenty-five. Russ has been responsible for a litany of capital improvement programs, including façade and window repairs, roofing replacements, elevator modernization, garage floor restoration, one/two way life safety communication systems, installation of building security, pool and deck repairs, lobby and common area renovations, landscape improvements and major HVAC upgrades.

    Russ received a B.A. in Social Work from John Wesley College, Michigan and received his Certified Property Manager (CPM) designation in 1984. He has also received his Certified Manager of Community Associations (CMCA) designation and Leadership Training Certificate in 1986. Russ has served on the Institute of Real Estate Management (IREM) Housing & Urban Relations and Membership commissions. In 1993, Russ received the Illinois Community Associations Institute (CAI) Outstanding Problem Solving Award.

  • Craig Koss

Learn more serving as a mentor to the branch CEO’s to help them achieve Associa’s core corporate objectives as well as uphold Associa corporate policies. Koss also educates each CEO in a variety of areas including how to improve company performance, business planning and innovation.

    Additionally, Koss serves as the SVP liaison to the corporate accounting department and is the business analyst for the SVP team, as well as participating on the Associa Education Committee. Koss previously served as the CEO of Kramer-Triad Management Group in Michigan and has worked in the community association management industry for nearly 30 years, including 17 years with Kramer-Triad. He was promoted to RVP in 2008.

    Koss holds both the AMS and PCAM designations from the Community Associations Institute (CAI) and previously served on the Education Committee and Managers Networking Committee for CAI. He was also an inaugural board member and served five years on CAI’s Association of Professional Community Managers (APCM). He was appointed to CAI’s board of Trustees and is a current member of the CAI Designation Ethics Committee. Koss received CAI’s Excellence Award in 2006.

    An inaugural member of the Associa Ambassadors Circle, Koss and his wife are the parents of two children. He enjoys boating, hunting, fishing, but has one true passion – Michigan Football.
