Our collections services include:
Sending an initial letter of delinquency. We send an itemized letter to each delinquent homeowner.
Title search. If your association does not receive payment within your specified time frame, Community Management Concepts of Jacksonville will verify the ownership of the property associated with the delinquent payment as an additional means of ensuring the enforceability of any lien that may be filed on your behalf.
Notice of intent to file lien and notification of title search. Concurrent with the title search, and upon Board approval, Community Management Concepts of Jacksonville will submit a letter to the delinquent homeowner informing the homeowner of the title search and of your association’s intent to file a lien against their home if appropriate payment is not received within 30 days.
Filing the lien. If the homeowner fails to pay past due assessments, Community Management Concepts of Jacksonville and its in-house attorneys will prepare the lien and account materials on behalf of your association.
Preparing and delivering materials. Upon Board direction, Community Management Concepts of Jacksonville will prepare the account materials and deliver them to your preferred attorney or collection agent to move forward with advanced collection proceedings.
